Famco Crown Repair Nationwide

Every visit starts with

Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Crown Repair: The Haverhill Owner’s Guide

Famco crown repair in Haverhill typically runs $450 to $900 installed, and we stock the forms, crown coat, and flashing material to do it right the first time. Most homeowners find out a crown has failed when they see white streaks on the brick below the crown or when water starts weeping out of the firebox into the basement after a hard northeast rain. The crown is the concrete or mortar slab that seals the top of the chimney around the flue, and once it starts to crack, Haverhill’s freeze-thaw cycles work those hairline splits into open channels within one or two winters.

We service Famco caps, dampers, and chase covers here at Top Hat Chimney, and while we’re not affiliated with Famco, we’ve repaired enough of their products over the years to know exactly what fails and how to match the fix. Wendell Pike has been running Top Hat Chimney since 1999, and he’ll be the first to tell you if a crown repair can wait. If it doesn’t need doing, he’ll tell you that too.

Which Famco Models This Applies To

Famco makes a wide line of chimney termination products, and the crown repair work we do applies to nearly all of them. The key is understanding what sits on top of your crown and how it was flashed. Famco multi-flue caps, single-flue caps, and their vacuum-formed stainless chase covers all mount to the crown surface, which means the crown itself is doing the real waterproofing work underneath. If you have a Famco cap bolted or anchored to a cracked crown, the cap won’t leak, but the crown will, and the water gets in around the anchor points.

The identification part matters here. Famco stamps their model numbers on the underside of caps and on the side flange of chase covers, often something like FC-8, MC-13, or a custom chase number. Before we repair a crown, we check that stamped number and measure the outside dimensions of the crown itself, because Famco caps are sized to crown dimensions, not flue dimensions. A lot of DIY parts orders go wrong right there: the owner measures the flue, orders a cap, and it doesn’t fit. The crown is the reference point. If the crown has been patched poorly in the past with a mismatched crown form or bagged mortar, the new Famco cap won’t seat correctly, and you’ll be back on the ladder within a year.

On the OEM versus aftermarket question: Famco caps and covers are well made, and when the metal itself is intact, we don’t recommend replacing it. The crown underneath is a job for concrete and crown coat, not for a new Famco part. If the Famco cap is rusted through or the chase cover has torn at a corner seam, then a new Famco unit or a quality aftermarket equivalent from Copperfield is the right move. We stock and install both brands, along with DuraFlex, HeatShield, and Gelco products for liner-related work.

Signs Your Famco Crown Repair Is Failing

  • Efflorescence streaks down the brick face. White mineral deposits mean water is moving through the crown and leaching salts out of the mortar. In Haverhill, you’ll usually see this on the south-facing side first, since that’s the side that catches the most sun and dries fastest after a storm.
  • Spalling brick or flaking masonry near the top course. When water sits in the brick and freezes, the face of the brick pops off in thin sheets. This is freeze-thaw damage, and it accelerates fast once the crown stops shedding water away from the chimney body.
  • Damp smell in the firebox after rain. A cracked crown lets water run down the inside of the chimney and soak into the smoke shelf. You’ll smell it before you see it, especially in the summer when the humidity in Haverhill keeps the chimney damp for days after a storm.
  • Visible cracks in the crown surface itself. Any crack wider than a dime is an open channel for water. Hairline cracks are normal on a 20-year-old crown, but when they widen into gaps, it’s time to address the crown before the brick below starts to suffer.
  • Rust stains around the Famco cap base or anchor bolts. Rust at the cap means water is pooling on the crown surface and sitting against the metal. The Famco cap itself may still be solid, but the rust pattern tells you the crown isn’t draining, and water is standing where it shouldn’t be.

Replacement Cost & What’s Included

For a typical single-flue or two-flue chimney in Haverhill, a Famco crown repair runs $450 to $900 installed. The spread comes down to three things: how much of the old crown needs to be chipped out and removed, whether we need to build a form for a proper poured replacement or can work with the existing form, and how much access matters on your roof. A steep roof pitch or a chimney set far back from the gutter line adds labor time, and labor is the honest bulk of this job.

Here’s what’s included in our crown repair price:

  • Removal of loose, cracked, or spalled crown material back to sound substrate
  • Custom crown form or rebuilt crown bed, pitched to shed water away from the flue
  • Flexible crown coat applied at the correct thickness, tooled to a water-shedding edge
  • Flashing inspection and corrective work where water is entering at the roofline
  • Re-seating and re-anchoring of the existing Famco cap or chase cover
  • Full photo documentation before, during, and after the repair

The 90-Day Done Right Promise covers every crown repair we do. If water is still getting through after we finish, one call brings us back at no additional cost. The price you get on the phone is the price on the invoice, and we don’t add a trip charge for calls inside our service county. Seniors and veterans get 10% off, and any repair over $200 takes $40 off right now.

DIY or Call Us?

You can safely check a few things yourself. From the ground with binoculars, look for obvious cracks, missing chunks, or rust at the cap base. From the attic, shine a light down at the chimney chase and look for water staining on the framing. What you should not do is get on the roof to patch a crown with a bucket of roof tar or a tube of silicone. Tar traps moisture against the brick, makes the freeze damage worse, and hides the real condition of the crown from the sweep who eventually has to repair it. We see this every season in Haverhill, and it always costs more to undo than it would have cost to fix properly the first time.

Roof work on a chimney is dangerous. A wet shingle roof in October or a frosty one in March is not where you want to learn about ladder safety. Wendell and his crew carry proper roof rigging, and we’d rather you watch us work from the ground with a cup of coffee. Call (978) 724-7935 and we’ll give you a straight answer about whether that crown needs work now or can wait another season.
